The first several pictures in the gallery below are from a single-wide renovation in 2020, the home is 14 wide by 65 ft long. Interior was completely renovated. We also remodel double-wide homes.
With 30 yrs of experience; we understand the unique construction of mobile and modular homes. From steel I-beams to plastic bottomboard, and floor joists to roof trusses. With careful planning, we can remove/relocate partitions to open your floorplan. We add or replace windows to provide longer sightlines and better views. We add/relocate interior and exterior doors to improve traffic flow or to access a deck, patio or backyard.
The biggest problem remodeling mobile homes is that many fixtures- entry doors, windows, tubs, countertops, sinks etc are smaller sized or lower quality than standard. We replace all fixtures/finishes with the same quality products we install in a site built house. We special order many off-sized items.

We replace WATER HEATERS- electric, propane or natural gas. Sizes available are 30, 40 or 50 gallon. We can also handle any flooring/structural issues if the old water heater was leaking.
We install VINYL SKIRTING - and we offer the perfect solution to eliminate future weed-whacker damage to your new skirting! We level out the ground around home perimeter to provide a tight fitting and attractive skirting installation that protects your crawlspace from unwanted pests- and eliminates the need to weedwhack. Your new skirting will stay looking new for years to come!
We install ALUMINUM AWNINGS to cover your front steps, deck or patio. Awnings are available in 1 foot increments (length or projection) and have a maintenance free finish that offers protection from rain and snow. These awnings are attractive and subtle, but built to handle northeast snow loads and high winds.
We do CRAWLSPACE INSPECTIONS - and spot common problems before they become big problems.
We inspect your home's concrete block piers and look for leaning piers or cracked blocks which lead to structural problems. We can spot areas of missing or fallen down insulation/bottomboard and inspect bottomboard for signs of a water leak in the subfloor cavity above. We look for signs of poor ventilation/airflow which causes musty odors or mold. We inspect the exterior condition of your flexible ducts that supply central air and also supply warm air between each half of a double-wide; it's common for flex ducts to be laid on the ground- this causes condensation which can lead to mold/poor air quality in the duct. We check the heating cable on the main water line to verify that it's plugged in and functioning correctly. We can usually take pictures of issues we find and can share these with the buyer/homeowner.
We've heard the same thing from most mobile homebuyers: their home inspector did not even enter the crawlspace to perform a visual inspection! It seems unethical to charge a client for a complete home inspection, and fail to inspect one of the most important areas largely because it's unpleasant, dusty etc.
IF YOU'RE BUYING A MOBILE HOME - do not make an offer until the crawlspace is carefully inspected!
We do INTERIOR INSPECTIONS to spot common problems such as structural damage due to water leaks- past or current. A common indicator of a plumbing leak under floor or nearby fixture is finding "soft spots" in the floor. We look for stains at the edge of your ceiling or soft spots in the ceiling that indicate roof leaks. We look for structural issues such as sagging trusses/rafters or exterior walls that may not be properly supported. We look under the kitchen sink and vanity to determine if your home has polybutyl piping- this pipe is prone to fail at the aluminum rings and fittings, and also at tight bends/exterior scratches etc. Many mobile homes built in the 80's and 90's have polybutyl piping.
The fee is $265 for a Crawlspace inspection.
The fee is $165 for an Interior inspection.

We offer customized inspections of specific areas of your mobile home or crawlspace to locate issues that are unique to mobile homes and any areas of concern you may have. Most of the home's mechanical systems including plumbing, HVAC, main water line etc are accessed/located in the crawlspace- it's extremely important to inspect this area to spot major repairs/problems.
The two most common problems that home inspectors overlook are problems in the crawlspace and "soft spots in the floor" that are most often caused by plumbing leaks.
